Builder, or Agent can file the complaint to\nthe Delhi RERA Authority in Form M.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">RERA Adjudicating officer<\/h3>\n\n\n\n<p>In case of matter of loss or damage\nincurred due to incorrect or by false information in the prospectus, and loss\nor damage due to any defect in structure or defect in a provision of the\nservices or loss because of the delay in completion of the project the\nAggrieved person being the Buyer, Builder or Agent can file a complaint in Form\nN.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">RERA Tribunal<\/h3>\n\n\n\n<p>Any person aggrieved by Delhi RERA Authority and RERA Adjudicating officer may approach Delhi State RERA Tribunal by filing an Appeal in Form L.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure Click on a\n&#8220;File Complaint&#8221; link under the &#8220;Complaint&#8221; tab on the web\nportal and create your login ID with the user type as &#8220;Complainant.&#8221;\nFill all the required information and click on the &#8220;Create User&#8221;\nbutton. The confirmation email with a link will be sent to the email ID\nprovided by a user. Click on to the link in order to verify and activate the\nuser account. <\/p>\n\n\n\n<p><strong><em>Step 2:<\/em><\/strong> Log in to the\nweb portal with a user name and password set in the previous step and complete\nit by going to &#8220;My Profile&#8221; section. This is the one-time activity,\nand multiple complaints can be filed through the same profile.<\/p>\n\n\n\n<p><strong>Step\n3:<\/strong> Select a type of complaint that the user\nrequires to file with the Authority. The complainant&#8217;s particulars must be\nauto-filled based on any information provided in a &#8220;My Profile&#8221;\nsection. <\/p>\n\n\n\n<p><strong><em>Step 4:<\/em><\/strong> Fill all\nrequired information in a selected form. In each field, there have been provided\nfor a user&#8217;s assistance.<\/p>\n\n\n\n<p><strong><em>Step 5:<\/em><\/strong> Pay the\nrequired complaint registration fee online, which stands to be Rs. 1000 per\ncomplaint for which a debit card or credit card or bank account with net\nbanking facility must be required.<\/p>\n\n\n\n<p><strong><em>Step 6:<\/em><\/strong> Upload the relevant\ndocuments related to the complaint. If the legal practitioner is representing\nthe complainant, a Vakalatnama in the prevailing format must be required to be\nuploaded. The same must be downloaded from the Documents tab of a web portal.<\/p>\n\n\n\n<p><strong><em>Step 7:<\/em><\/strong> Submit a\ncomplaint by clicking on the &#8220;Submit&#8221; button and note down the\ncomplaint reference number for future references. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Important_Details_mentioned_in_RERA_Delhi_complaint\"><\/span>Important Details mentioned in RERA Delhi complaint<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>The Complaint in RERA Delhi is filed in the\nprescribed Form M, Form N, or Form L basis; the complaint is to be filed. The\nComplaint to the RERA Tribunal shall be in the form of an\nAppeal against any order passed by the RERA Authority or the RERA Adjudicating\nOfficer.<\/p>\n\n\n\n<p><strong><em>The following details must be included while drafting\nthe RERA complaint:<\/em><\/strong><\/p>\n\n\n\n<ul><li>The name, address and other\ndetails of the buyer<\/li><li>Address of the project<\/li><li>Registration number of the\nproperty<\/li><li>The facts and statements relating\nto the delay in the property<\/li><li>The response of the project\ndeveloper<\/li><li>The relief sought from the RERA\nAuthority<\/li><\/ul>\n\n\n\n<p>The complaint is filed with the RERA Delhi office and a prescribed fee (different fees are prescribed for different forms as per the Delhi RERA Rules). Any complaint or appeal filed under RERA shall be <strong><em>disposed of within a period of 60 days<\/em><\/strong> from a date of receipt of an application by the RERA Authority. Suppose any such application could not be disposed of within the said period of <strong>60 days. <\/strong>In that case<strong>,<\/strong> the Authority must record its reasons in writing for not disposing of the Application within that period. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"When_to_File_a_Complaint_in_RERA_Delhi\"><\/span>When to File a Complaint in RERA Delhi?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>A buyer may file a complaint with the RERA Authority for any violation or contravention of the <strong><em>RERA Act&#8217;s<\/em><\/strong><sup><a href=\"https:\/\/en.wikipedia.org\/wiki\/Real_Estate_(Regulation_and_Development)_Act,_2016\"><strong><em>[1]<\/em><\/strong><\/a><\/sup> provisions by a builder, promoter, developer, or real estate agent. <strong><em>Conditions under which a buyer can file the RERA complaint include: <\/em><\/strong><\/p>\n\n\n\n<ul><li>Delay in Possession<\/li><li>False Advertisement<\/li><li>When a buyer made an Advance\nPayment<\/li><li>Improper Registration of a\nProject<\/li><li>No correct details about the\nproject<\/li><li>Structural Defects<\/li><li>Defects Ownership Transfer<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Conclusion\"><\/span>Conclusion<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>In addition to ensuring greater transparency, the RERA Authority also ensures the registration of the Real Estate projects and the Real Estate Agents.
