The state government was notified of the Andhra Pradesh Real Estate (Regulation and Development) Rules in 2017. The Real Estate Regulatory Authority (APRERA) will provide the platform for Registration of the Real Estate Projects with Promoter details and the Real Estate Agents. Apart from this, one can also file a complaint in APRERA.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Important features of\nAPRERA Act <\/h2>\n\n\n\n<ul>\n<li>The APRERA acts as the government\nbody which can be approached by a homebuyer for the purpose of grievance\nredressal<\/li>\n\n\n\n<li>This authoritative body governs\nand controls real estate transactions, whether it&#8217;s residential or commercial.<\/li>\n\n\n\n<li>The law has made this mandatory\nfor all the buyers and developers to publish all information related to the\nreal estate project on an official APRERA portal. This includes layout plan,\nproject plan, approval certificates, land title status, schedule for\ncompletion, development plan, etc.<\/li>\n\n\n\n<li>If the developer delays the\ndelivery of a project, the developer will be liable to compensate the customer.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Components of APRERA\nRegistration<\/h2>\n\n\n\n<p>All real estate developers, builders, and agents are required to register with APRERA. The procedure &amp; documents required for the same can be found on the official website at http:\/\/www.rera.ap.gov.in\/RERA.<\/p>\n\n\n\n<p><strong><em>Real estate\ndevelopers need to submit all documents related to their real estate projects.\nThese documents include:<\/em><\/strong><\/p>\n\n\n\n<ul>\n<li>Promoter information and details like Aadhaar number, PAN card, passport\nsize photographs, address proof, etc. The same information must be included for\nthe co-promoters and other officials included in a project.<\/li>\n\n\n\n<li>Documents are declaring the financial information of a promoter like an\naudited balance sheet,&nbsp; cash flow\nstatement, profit &amp; loss statement, income tax returns, etc.<\/li>\n\n\n\n<li>Information about a project and all the suitable documents such as land\nencumbrance details, approval certificates by a competent authority,\ndevelopment plans, layout plans, location details, a title deed, structural\nstability certificate, etc<\/li>\n\n\n\n<li>Details of a bank account where the funds for a project are stored.<\/li>\n<\/ul>\n\n\n\n<p><strong><em>Real estate agents\nin a state as well, are required to submit certain documents with their\napplication, which are:<\/em><\/strong><\/p>\n\n\n\n<ul>\n<li>&nbsp;Aadhaar card and PAN card<\/li>\n\n\n\n<li>Contact details of the agent and entity<\/li>\n\n\n\n<li>Information about an enterprise must be submitted with the address\nproof.<\/li>\n\n\n\n<li>Litigation details, if applicable.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">How to register the\nproject on APRERA in Andhra Pradesh?<\/h3>\n\n\n\n<p><strong><em>Step 1:<\/em><\/strong> Go to Project <a href=\"https:\/\/corpbiz.io\/rera-registration\"><strong>RERA Registration <\/strong><\/a>tab, and on the landing page, click on either &#8216;New&#8217; for new projects or &#8216;Existing&#8217; to register the old project. <\/p>\n\n\n\n<p><strong><em>Step 2:<\/em><\/strong> Proceed to fill up all details.\nAn application number will automatically be generated in the form. Enter PAN\ncard details. In case the PAN card becomes invalid or used for other than\nindividual uses, then, an alert message will be there. <\/p>\n\n\n\n<p><strong><em>Step 3:<\/em><\/strong> Based on the PAN card number,\nall the existing projects registered under the name of a promoter will be\ndisplayed, as shown below. Select the\nComplaint Registration link under &#8216;Registration&#8217; (on the Home page). <\/p>\n\n\n\n<p><strong><em>Step 2:<\/em><\/strong>&nbsp;\nA Complaint registration page will be displayed upon which one needs to\nfill complaint details, subject of a complaint, and the supporting documents\nand then thereby has to declare. <\/p>\n\n\n\n<p><strong><em>Step 3:<\/em><\/strong> To fill up complaint details, one must fill a <a href=\"https:\/\/corpbiz.io\/rera-complaint\"><strong>RERA complaint<\/strong><\/a> against the column. <\/p>\n\n\n\n<p><strong><em>Step 4:<\/em><\/strong> To fill all details of the\ncomplainant, mention a unique ID of the concerned person or project, thereby\nsubmitting all the respondent&#8217;s details with a unique ID. <\/p>\n\n\n\n<p><strong><em>Step 5:<\/em><\/strong> The supporting document, such as\nfee receipt and affidavits, need to be attached, thereby saving and continuing\nthe form. If a complainant wants to download the application form, click\n&#8216;Download PDF&#8217; or print the application click &#8216;Print,&#8217; then click next to\nproceed for the Payment button. <\/p>\n\n\n\n<p><strong><em>Step 6:<\/em><\/strong> Pay a requisite amount of Rs.1000\/- as fee for complaint in APRERA and proceed for the payment. Click on the Make Payment button. It will then redirect to the Payment Gateway page where the agent can pay Registration Fee by way of Net Banking\/Credit Card.
