It also insists upon the mandatory disclosure of\nproject details by the Builders or by promoters to the property buyers or\npurchasers.<\/li><\/ul>\n\n\n\n<ul><li>It aims to protect the interests of consumers in\nthe real estate sector and to establish an adjudicating mechanism for speedy\ndispute redressal.<\/li><\/ul>\n\n\n\n<ul><li>To establish the Appellate Tribunal that hears\nappeals on the directions, decisions, or orders of the Real Estate Regulatory\nAuthority and of the adjudicating officer on matters connected to RERA Delhi.<\/li><\/ul>\n\n\n\n<ul><li>Without registering the project with the Authority, no advertisements must be issued. No advance or deposits must be accepted without executing an agreement with the buyers. Conditions under which a buyer can file a <a href=\"https:\/\/corpbiz.io\/rera-complaint\"><strong>RERA complaint<\/strong><\/a> include:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Delay in Possession<\/h3>\n\n\n\n<p>If a builder delays in delivery of possession of the property, then a buyer can file the complaint against a builder to get immediate delivery of possession or get a full refund along with interest. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">False Advertisement<\/h3>\n\n\n\n<p>A complaint must be filed against the\ndeveloper, promoter, and even the endorsers if a buyer was misled by any false\nadvertisements on the basis of which he\/she decided to deposit a sum with the\npromoter. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Advance Payment<\/h3>\n\n\n\n<p>A builder can ask for only up to 10% of the\ncost of the building, apartment, or plot as advance payment. If a builder asks\nfor more than 10%, the buyer can file a complaint against the builder. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Improper Registration of Real Estate Project<\/h3>\n\n\n\n<p>It is imperative that all the projects must be registered under RERA. If the builder sells or is trying to sell an unregistered project, the buyer can file a complaint against the builder. Hence <a href=\"https:\/\/corpbiz.io\/rera-registration\"><strong>RERA registration<\/strong><\/a> is must.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">No details about the Project<\/h3>\n\n\n\n<p>All details regarding the project,\nincluding project plan, layout, and government approvals need to be updated on\nthe RERA website. One can file a complaint if a builder or developer doesn&#8217;t\nadhere to this provision.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Structural Defects<\/h3>\n\n\n\n<p>In the case of the structural defects in\nthe workmanship and quality of the services, the promoter will have to\ncompensate for the amount paid by the allottee. If not compensated, the buyer\ncan file a complaint.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Ownership Transfer<\/h3>\n\n\n\n<p>A promoter cannot transfer majority rights\nto any third party. In case he\/she is found transferring majority rights to a\nthird party without the consent of a two-third majority of allottees, one can\nfile a complaint.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Is_it_safe_to_buy_a_RERA_Delhi_approved_project\"><\/span>Is it safe to buy a RERA Delhi approved project?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Yes, it is safe and recommended. When we\ninvest in a project approved by RERA, the rights as a buyer are secured. RERA\nensures legal compliance and possession timings. It ensures the delivery of\npossession of the property as promised. For other things, it is advisable to go\nthrough the plan well and make sure the builder are on the same page until\nhandover of possession.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Conclusion\"><\/span>Conclusion <span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>The nation\u2019s capital has already established RERA Delhi to govern and regulate the real estate sector in the city.
